There are 5 stylish bedrooms, each opening to an outdoor balcony, deck or patio. Four bedrooms are located at entry level, including the serene master bedroom with stunning views across the bay, a walk-in robe and ensuite. Upstairs is the fifth bedroom/teenage retreat with 2 single beds, a separate living room with TV, a bathroom, table tennis table and balcony with panoramic views across the bay to Phillip Island and The Nobbies.

There’s room for everyone to unwind in comfort with 3 living areas, a well-equipped gourmet kitchen with Miele appliances, bespoke limestone finishes, and French doors opening onto a large entertaining deck. Beautiful indoor and outdoor dining options makes entertaining easy.  

At the bottom of the garden by the beach you’ll find the private boathouse, with a kitchenette and toilet. It is filled with a variety of water sports equipment for guests to enjoy - a stand-up paddle board, windsurfers, kayaks, foam surfboard, malibu board and more! The large, grassed garden by the beach is perfect for long, lazy lunches or games on the lawn.

• Boat House is next to the private lawn and just steps from the beach, complete with water sports equipment, including a SUP board, 2 double sea kayaks, 10ft fibre glass long board, 8ft kids foamy surfboard, windsurfer, beach umbrellas, cool cabana beach shade, beach chairs, variety of life vests for adults and children, variety masks, snorkels and fishing rods, adult croquet set, badminton set and beach toys for the kids.

• Entertaining deck area is fully fenced; however the garden and paths are not fully fenced.

• PLEASE NOTE: The Vic State Revenue Office (SRO) short stay levy will be added to the total cost of your booking (on top of the quoted amount), excluding the bond and credit card fees. 
• STRICT NO PARTY POLICY – Absolutely No Schoolies, Bucks or Hens party groups or any other similar functions/events/gatherings are allowed. We prefer mature adults or family groups this is due to the strict code of conduct enforced by the Mornington Peninsula Shire for Short Stays. If you have any queries, please contact us pre-booking so we can clarify.
• Large younger groups (under 30 years old) if approved by our Bookings team, will be required to pay an additional fully refundable direct bond and a daily supervision fee.
